Business complex for the production of buildings and structures in wood and laminated wood, including a building for industrial use, located in Bettona, via Torgianese n. 42, registered in the Real Estate Cadastre of the Municipality of Bettona on sheet no. 1 particle n. 6 sub. nos. 1, 2, 3 and particle n. 174, with land area and appurtenant falling within the parcels nos. 6, 174, 590 and 594 of sheet no. 1 of the C.T. of the Municipality of Bettona, as well as in parcels nos. 385 and 387 of sheet no. 19 of the C.T. of the Municipality of Bastia Umbra, for a total cadastral area, between covered and uncovered, equal to 46,596 square meters; the industrial building includes a large area intended for production, the construction of which dates back to the period 2003-2008, which can be used for the construction of structures and elements in wood and laminated wood, as well as a large office building, of contemporary construction, on three levels , built in adherence to the portion destined for production; all in good state of conservation and with good quality equipment. The appurtenant court is entirely fenced and arranged, with perimeter trees; the complex also includes production plants and machinery, including the beam repair line, panel press, lamella warehouse system, lamella deletion line, curved glulam production line, Hundegger cutting center, as well as furnishings and equipment for the office area; the package also includes the "COST" trademark.
The business complex is currently managed by a third party company by virtue of a lease agreement whose expiry date is December 18, 2024.
The company currently employs 25 employees, of which n. 1 company framework, n. 6 administrative, n. 5 technicians, n. 1 intermediate and n. 12 production workers.
The Legal Receiver will be able to evaluate any purchase offers with a lower value than the basic one and possibly proceed with the collection of better offers as better specified in the notice of sale.
At the outcome of the competitive procedure, if a provisional award has been made in favor of a third party proposing, the Bankruptcy will communicate the price reached to the tenant company within 10 days, which will have the right to exercise the right of pre-emption by means of a certified e-mail communication to be remitted to the Trustee and to the 'provisional successful tenderer within 5 days of receipt. The exercise of the right of pre-emption is subject to the participation of the lessee in the competitive procedure. In the absence of exercise of the right of pre-emption, the award of the third party proposer becomes final.
The stipulation of the definitive transfer contract with the successful bidder will result in the simultaneous termination of the rental contract.
